Modena Housing Group has proposed a 9-story apartment building in the West Little River neighborhood of Miami-Dade County.
Hallandale Beach-based 8624 NW 22 Ave LLC, managed by Alejandro Ambrugna and Alejandro Garcia, filed a pre-application with county officials concerning the 0.25-acre site at the same address. The developer acquired the vacant property for $180,000 in 2020.
Modena 22 would total 50,340 square feet, with 48 apartments and 24 parking spaces. That would include five units of workforce housing to receive a workforce housing density bonus.
There would be a multipurpose community room, but not a pool.
Project architect Yanina Mauro, of Weston-based Red Octopus, said no parking spaces are required for the project because of the small lot size, but the developer decided to provide some parking. She anticipates many residents will use public transportation or bicycles.
Mauro is designing six apartment buildings in the West Little River area, including three for Modena Housing Group. The first one is on Northwest 87th Street.
Mauro said West Little River is ideal for workforce housing development because land is relatively inexpensive and the zoning rules allow for less parking.
Developers file pre-applications to receive feedback from county staff before submitting official applications.
