	<p>A developer has proposed a rental project in Hollywood that would mix apartments and townhouses.<br />
The city’s Technical Advisory Committee will consider plans for Lincoln Village on June 20. Hallandale Beachbased 2327 Lincoln Village LLC, managed by Walter Rua, owns the vacant site of 27,805 square feet at 2327-2339 Lincoln St. It acquired the property for $680,000 in 2020.</p>
<p>It’s located just north of Lincoln Park and the Beachside Montessori Village school. Lincoln Village would total 42,552 square feet with 37 units and 49 parking spaces. There would be a four-story building with 33 apartments, plus a separate building with four two-story townhouses. No major amenities are planned.</p>
<p>Architect Yanina Mauro, of Weston-based Red Octopus, said she was in touch with the neighbors about the project and designed the building to be aesthetically pleasing for the community. She added that the property owner has listed the land for sale in case another party wants to take over the project. The apartments in Lincoln Village would range from 923 to 1,228 square feet. There would be 21 one-bedroom units and 12 twobedroom units.</p>
<p>Each of the four townhouses would total 1,526 square feet with three bedrooms and a garage.<br />
There’s been an influx of multifamily development in Hollywood.<br />
People are moving to the city, where rents are comparably lower than nearby employment centers such as Fort Lauderdale and Miami.</p>

	<p>Modena Housing has proposed a third apartment complex in central Miami-Dade County, this time within walking distance of a Metrorail Station.<br />
Hallandale Beach-based 2450 NW 62 St LLC, managed by Alejandro Ambrugna and Alejandro Garcia of Modena Housing, filed a pre-application with county officials for Modena 62. The project would rise eight stories on the 0.22-acre site at 2450 N.W. 62nd St.<br />
The developer acquired the vacant property for $280,000 in 2020. It&#8217;s a block southeast of the Dr. Martin Luther King Jr. Plaza Metrorail Station in the Model City/Gladeview neighborhood.<br />
Modena 62 would total 56,460 square feet with 45 apartments, a small retail space and 18 parking spaces. In order to utilize a workforce housing density bonus, the developer would include six affordable housing units in the project.<br />
The project would have fewer than one parking space per unit to encourage ridership on the Metrorail, which leads to employment centers such as downtown Miami, the Health District and Miami International Airport.<br />
There would not be any major amenity space in the building.<br />
Architect Yanina Mauro, of Weston-based Red Octopus, which designed the project, couldn&#8217;t be reached for comment. Developers filed pre-applications to receive feedback from county staff before submitting official applications.<br />
This is the third project Red Octopus has designed for Modena Housing, with the other two in the West Little River neighborhood. Both Model City and West Little River are historically Black neighborhoods that haven&#8217;t seen much multifamily development in recent years.<br />
There&#8217;s strong demand for workforce housing in Miami-Dade as rental rates spike.</p>

	<p>Modena Housing Group has proposed a 9-story apartment building in the West Little River neighborhood of Miami-Dade County.<br />
Hallandale Beach-based 8624 NW 22 Ave LLC, managed by Alejandro Ambrugna and Alejandro Garcia, filed a pre-application with county officials concerning the 0.25-acre site at the same address. The developer acquired the vacant property for $180,000 in 2020.<br />
Modena 22 would total 50,340 square feet, with 48 apartments and 24 parking spaces. That would include five units of workforce housing to receive a workforce housing density bonus.<br />
There would be a multipurpose community room, but not a pool.<br />
Project architect Yanina Mauro, of Weston-based Red Octopus, said no parking spaces are required for the project because of the small lot size, but the developer decided to provide some parking. She anticipates many residents will use public transportation or bicycles.<br />
Mauro is designing six apartment buildings in the West Little River area, including three for Modena Housing Group. The first one is on Northwest 87th Street.<br />
Mauro said West Little River is ideal for workforce housing development because land is relatively inexpensive and the zoning rules allow for less parking.<br />
Developers file pre-applications to receive feedback from county staff before submitting official applications.</p>

	<p>Hallandale Beach-based Modena Housing Group has proposed the first of what could be three apartment buildings in the West Little River neighborhood of Miami-Dade County.<br />
The developer, through affiliate 2675 NW 87 St LLC, filed a pre-application with county officials for the 0.28-acre site at 2675 N.W. 87th St. It acquired the vacant property for $200,000 in April.<br />
It&#8217;s a few blocks north of the Northside Shopping Center mall.<br />
The site plan for Modena 87 calls for 30 apartments in five stories with 17 parking spaces and a 586-square-foot multipurpose room. About four units would be workforce housing.<br />
There would be 14 one-bedroom units, 14 two-bedroom units, and two four-bedroom units.<br />
Yanina Mauro, CEO of Weston-based Red Octopus, the architect of the project, said Modena Housing Group chose the West Little River neighborhood because the land is available for a good price and it&#8217;s in a federal opportunity zone, where the tax savings can create a good return on investment. The county has several bonuses that make it easier to develop there, including the workforce housing density bonus and reduced parking requirements. There&#8217;s plenty of public transit in the neighborhood, so some residents won&#8217;t need a car, she added.<br />
The developer is in the early stages of the site plan process and hopes to move forward as soon as possible, Mauro said.<br />
Modena 87 is the first of three apartment buildings the developer hopes to construct in West Little River, Mauro said. Red Octopus is also helping it design the 48-unit Modena 22 and the 30unit Modena 62, she added.</p>

Mientras los rescatistas continúan en la búsqueda de sobrevivientes, las imágenes del desplome de la construcción del complejo Champlain Towers de la ciudad de Surfside se replican en las redes sociales y en los portales de todo el mundo. A la espera de que se realice un peritaje y se establezcan las causas y responsabilidades en el hecho, las primeras hipótesis de lo que podría haberlo desencadenado empiezan a circular.</p>
<p>El afectado es un edificio residencial de 12 plantas ubicado en la Avenida Collins 8777, una calle principal de Miami Beach. En total, t<strong>iene 130 departamentos, de los cuales colapsaron 55</strong>, aunque por ahora se desconoce cuántos estaban ocupados y cuántas personas estaban al momento del colapso de la estructura. <p>El complejo Champlain Towers, construido en 1981, <strong>estaba precisamente iniciando ese proceso al cumplir 40 años de antigüedad</strong>. “Lo que suele ocurrir en la mayoría de los casos, es que el edificio se prepara y hace una serie de arreglos antes de que la ciudad realice una inspección del mantenimiento”, explicaron a LA NACION Yanina Mauro y Walter Rua, dueños de la compañía Red Octopus, que provee servicios integrales de arquitectura en Miami.</p>
<p>“Actualmente, <strong>se estaba trabajando en techos y terrazas. Los testigos dicen que había maquinaria pesada y, además, filtraciones en los techos”</strong>, revelaron. <strong>“Analizando el derrumbe, claramente viene de arriba hacia abajo. Alguien pudo haber tocado algo no debido o algún arreglo estructural en los techos y eso generó una sobrecarga”</strong>, remarcó Rua. A su vez, señaló que, en los últimos días, hubo tormentas en la zona y eso podría haber dificultado el panorama.</p>

<p><strong>Según Mauro, el derrumbe podría haber sido consecuencia de “un conjunto de cosas”</strong>. “La reparación de la estructura pudo haber causado sobrepeso en la terraza. Había un proceso de arreglo y tal vez no se tomaron las medidas necesarias para que se haga de manera gradual y segura. La responsabilidad pasa por la empresa que trabaja en los arreglos, que generalmente es contratada por el consorcio”, planteó.</p>
<p>En el mismo sentido opinó la arquitecta y broker argentina en Miami, Tina Hyde: “Si estaban en obras por la recertificación del edificio y la estructura no estaba en condiciones, se tendría que haber evacuado el lugar porque se corría un riesgo”. Además, señaló que, al lado de la construcción se había hecho otra en el último tiempo, algo que, quizás “podría haber provocado un movimiento de tierra que contribuyó al hecho de este jueves”.</p>

<h3><strong>Como era el edificio que se derrumbó en Miami</strong></h3>
<p>Entre las especulaciones que se hacen por el momento, otra de las más mencionadas guarda relación con la cercanía del edificio al mar. “Una estructura hecha de hormigón armado de hierro, con el contacto de la sal, pierde la capacidad de resistir a la tracción en la superficie. Puede ser otro factor que haya afectado porque es un edificio considerado viejo”, indicó Hyde.</p>
<p>En declaraciones recientes, el canciller Felipe Solá, desde la sede neoyorquina de Naciones Unidas, se refirió a que el ingreso de agua de mar al edificio en forma subterránea pudo haber sido una posible causa de la tragedia. Fuentes de Cancillería detallaron a LA NACION que la potencial teoría fue informada por autoridades policiales de Miami al consulado de la ciudad. No obstante, hasta ahora no se ha confirmado con certeza cuáles han sido las causas del derrumbe.</p>
<p>Según explicaron los especialistas, el sistema de construcción que se utiliza en Estados Unidos es diferente al de la Argentina. Las estructuras se hacen con un sistema de postensado, que utiliza cables de acero que se colocan entre un ducto para evitar que se adhiera al concreto. “Genera una losa uniforme sin vigas y eso permite que las alturas entre los pisos sean menores, por lo que los edificios suelen tener mayor cantidad de plantas en menor altura”, precisó Rua. Al ser una construcción costera, a su vez, los cimientos son diferentes y el mantenimiento debe ser sostenido y “más dedicado, ya que el agua salada afecta”, según indicó.</p>

<p>Por su parte, el arquitecto Mario Goldman sostuvo que es muy pronto para sacar conclusiones sobre lo sucedido e indicó que su primera impresión es que “apareció en el momento una falla imprevisible en la tierra donde se asienta la mitad del edificio. Podría haber cedido la tierra, no la estructura del edificio, pero hay que esperar los peritajes”, enfatizó.</p>
<h4>¿Es evitable un derrumbe?</h4>
<p>¿Es posible advertir una falla importante en un edificio antes de que ocurra el derrumbe? Para Hyde, sí. “La estructura avisa. Aparece una deformación, una filtración de agua visible o algo”, planteó. “Esto se pudo haber evitado porque estos accidentes se ven antes, no puede ser que nadie se de cuenta. Considero que hubo negligencia en este caso”, aseveró. En esa línea, Javier Rabinovich, empresario argentino que vive en Miami y fundador de Prive Group, explicó que, para realizar cualquier trabajo de reparación y mantenimiento, el “Biulding Department” de la ciudad “está involucrado y debe inspeccionar regularmente durante el proceso”.</p>
<p>Todos los edificios están regulados por un consorcio que, antes de realizar cualquier modificación en el lugar, debe presentar ante las autoridades locales la documentación correspondiente. “Ellos son los responsables de permitir la entrada y salida de la gente que va a construir o hacer una reparación en el lugar. Últimamente, muchos hacen el ojo al costado y actúan por fuera de la ley”, aseguró Hyde. En ese sentido, contó, que hace un tiempo, otro edificio “muy conocido de la zona” estuvo cerrado porque los propietarios “comenzaron a hacer modificaciones internas en sus departamentos y las unidades tenían muchos portantes que afectaron la estructura”. Al advertir la situación, el Gobierno local lo clausuró.</p>
<p>Para los especialistas, el derrumbe de una parte del complejo Champlain Towers marcará “un antes y un después” en la construcción y planificación urbana del condado. “Estoy segura de que vendrán nuevas regulaciones e inspecciones y que la alcaldesa empezará a pedir más licencias y seguros, sobre todo porque estamos en una ciudad que está constantemente en obra”, planteó Hyde.</p>
